Gujarat industrial policy 2026 incentives for industrial land buyers and manufacturers

The Viksit Gujarat Industrial Policy 2026 introduces a new incentive framework for businesses investing in manufacturing, innovation, and emerging industrial sectors. Effective from June 1, 2026, the five-year policy is designed to support investments ranging from MSMEs to mega and ultra-mega projects.

For businesses considering industrial land for sale in Vadodara, understanding these incentives can be useful when estimating the broader cost of establishing a manufacturing facility.

What Does the 2026 Policy Offer Manufacturers?

One of the notable changes is the flexibility to choose a combination of capital subsidy, interest subsidy, and power tariff support, subject to the applicable overall incentive ceiling.

According to the policy, projects with investments in machinery and plant costing up to ₹125 crore would be classified under MSME. Anything above this will fall in the category of jumbo projects that have investment of more than ₹125 crore. As for mega projects, they require an investment of at least ₹1,000 crore and 250 direct jobs in a thrust sector. On the other hand, ultra-mega projects need a minimum of ₹10,000 crore investment and 3,000 direct jobs.

For selected thrust sectors, the overall incentive can reach 45% to 50% of eligible investment, depending on project location. The policy also provides substantial support for qualifying R&D centres, with the first five centres meeting the specified ₹300 crore investment threshold eligible for a capital subsidy of up to ₹250 crore. What Does This Mean for Land Buyers?

The incentives do not simply reduce the purchase price of industrial property. Businesses

looking for industrial land in Savli Vadodara, industrial land for sale in Dahej, or industrial land in Karjan should assess whether their proposed project meets the relevant sector, investment, location, and employment conditions.

The price of land must thus be factored in together with possible incentives, infrastructure, utilities, connectivity and future expansion needs.
